The Connected Real Estate Virtual Tech Event concluded last week with the CRE Roundtable discussion featuring a panel of commercial real estate industry leaders. Fifth Gen Media CEO and publisher Rich Berliner moderated the panel that comprised Rudy Reagin (Deutsche Bank), Jonathan Schultz (Onyx Equities), Steve Todd (Open Sourced Workplace), Andrew Weakland (WP Carrey) and Andrew Segal (Boxer Properties).

The panel covered a number of topics throughout the discussion, including technology and its role in the commercial real estate industryparticularly now given that the COVID-19 pandemic has forced so many people are working remotely. The CRE industry has been somewhat slow to embrace tech compared to other verticals, but this time it had no choice but to take advantage of the resources available.

What Im seeing is the agony that we all went through trying to understand tech in real estate has definitely helped us through this crisis with cloud and connectivity, Schultz said. If we didnt have that, we would not be able to do what were doing todaymaintaining our businesses. (Technology) helped us as a company internally look at our processes, look at what we didnt have time to maybe make more efficient, automate or fix.

Technology was part Segal and his companys day-to-day for more than a decade. Being ahead of the game allowed the staff to work from anywhere, but remain unified because everyone was working within one system. Segal is also the CEO of Stemmons, which provides a suite of tools that capture basic activity patterns. Users configure these tools to create any business process, regardless of industry or department.We used technology for continuity, Segal said. He also noted that technology should still be looked at a problem solver in CRE, even after the COVID-19 pandemic ends. Boxer has used technology not just to operate properties, but also to market them.

Reagin noted that technology can also help companies pivot quickly as it did for Deutsche Bank. The company had been working with sensors for the last few years to do things like see where there were unused desks in its offices. The company estimated a 70 percent utilization rate, but was aiming to get it over 100 percent with mobile working from home solutions. When the pandemic hit, Deutsche Bank was forced to change gears.

Along came COVID, and we had to do social distancing, Reagin said. But we were able to use the same technology to identify where people were sitting too close together or getting to close together. Its the same techits just changing the software behind it to look at different factors.

Meanwhile, Weakland noted a simple way to incorporate technology with real estatebuild off existing platforms.

Ive found most of my success in my career as a real estate technologist by taking mature technologies from other industries and just tweaking them slightly to fit what we have to do to get the job done, he said. Im not reinventing the wheelreal estate didnt invent cloud computing. We obviously leverage it heavily because of the multiple locations where we do business, the types of business we do, the databases we work with and everything else.

The same goes for apps, according to Weakland. There are apps that help users gather information about other people and to help them connect people with needed information, advise them and provide feedback or coaching.

What does not necessarily exist is the physical aspect of it, Weakland said. When I come into an office business, what does it entail? It entails sensors; luckily everyone happens to have a sensor and a computer in their pocket already, which makes things much easier. And thats already seeing some friction in the marketplacethat physical aspect. Its a small component to figuring out how to get someone fill out the form on their phonethats been solved for 15 years.

Through Open Source Workplace, Todds goal is simplebring information about workplace connectivity employee experience to everyone through an ungated community.

Its as simple as that, Todd said. Were trying to provide insights and provide that information to everybody so we learn and we all benefit. Its (about) trying to bring a community together, allow people to connectthats what I am aspiring to do.

Todd also raised the question of if the technology currently being used to keep the trains moving while everyones working remotely will work just as effectively for people when they return to the office.

We spoke to some technology folks, and the tech theyre looking at now is how to create a bubble around somebody whos talking so nobody can hear outside of that bubble and people can only see what is immediately in front of you, Todd said. (The issue) is trying to evolve these technologies that are going to be deployed. And when people come back to the office, how do they ensure consistency is applied within an office environment? As 5G gets rolled out, those will be the technologies we will be looking to deploy in our main offices because it allows everyone to connect that much better.

COVID-19 may have forced some CRE companies to embrace technology sooner than they would have liked, but whether there was a pandemic or not, now is the time for every company in the industry to use tech to move their business forward.

We have a term for people who resist change and technology in our companyformer employee, Segal said. Theres no room for somebody whos not going to embrace this and treat it like a religion.

Perseverance will do things no rover has ever attempted on Mars and pave the way for humans – CNN

Perseverance is armed with a multitude of new capabilities and instruments to explore and experience the red planet.

Perseverance will collect up to 43 samples of Martian rock and soil over the course of its two-year mission. These samples will be stowed in white tubes on the Martian surface to be returned to Earth on a future planned mission.

Riding along with Perseverance to Mars is Ingenuity, the first helicopter that will be flown on another planet. It's one of several experiments that will test technological capabilities during this mission that may be used more in future missions.

Here's a look at some of the other exciting features of Perseverance and how it can help pave the way for humans landing on Mars in the future.

Robotic eyes and ears

The rover's high-resolution camera "eyes" will help Perseverance survey the landscape, look for intriguing rocks to sample and decide where to deploy some of its instruments.

Perseverance's cameras will be capturing video during the rover's "seven minutes of terror" as it lands itself on Mars without any help from its teams on Earth, due to the unavoidable communication delay between the two planets.

While the video won't be available in real time during entry, descent and landing, it will be shared in the weeks after landing.

The rover is also carrying a couple of microphones, and the rover teams look forward to hearing the sounds of the rover's wheels on the Martian surface and the sound of wind on Mars.

The other microphone is on SuperCam, a scientific instrument that fires a laser at rocks and creates a plasma cloud that can provide the chemical makeup of the rock.

"When we fire this laser on Earth, you can hear a pop or zap," said Matt Wallace, deputy project manager at NASA's Jet Propulsion Laboratory. "The science team is hoping with a microphone on top of the mast, they can learn something about the composition of the things their laser is interacting with."

SHERLOC goes to Mars

The rover's robotic arm has 21st-century scientific abilities.

The Planetary Instrument for X-ray Lithochemistry, better known as PIXL, is a tiny, powerful X-ray beam that can detect over 20 chemical elements by pointing a beam at rocks. The beam produces a telling glow associated with each element present in about 10 seconds.

Its partner is known as SHERLOC, short for the long-winded Scanning Habitable Environments with Raman and Luminescence for Organics and Chemicals.

SHERLOC can seek out organic molecules and minerals, which helps inform science teams of where to collect and cache samples. Its ultraviolet laser will provide a different glow depending on the organic molecules and minerals it detects.

"These two new capabilities will allow us to investigate a postage stamp-size area for elemental chemistry and organic molecules," said Ken Farley, Perseverance's project scientist at the California Institute of Technology. "So we can both make a map of this small area and take a microscopic image. It's a compelling way to look for microbial biosignatures."

SHERLOC also carries five different materials used to make spacesuits to test how radiation and elements on Mars could weather and affect them for future human explorers.

And where would SHERLOC be without WATSON, a camera that can take microscopic images of grains in rock and textures? WATSON stands for Wide Angle Topographic Sensor for Operations and eNgineering.

A self-driving vehicle

Human rover teams at NASA will send Perseverance commands once a day, but the rover will rely on its advanced computer "brains" to help it drive autonomously the rest of the time.

Compared to previous rovers, Perseverance has the benefit of a second "brain" installed to help Perseverance land itself on Mars and avoid hazards that will be repurposed once it's on the surface.

The "brain," officially known as a vision compute element (VCE), will help it do something called "thinking while driving," said Heather Justice, robotic operations downlink lead at JPL.

The rover will take images and build a map as it drives, identifying obstacles or slopes in the images and deciding what it can drive around or over to figure out a path forward.

It's better than GPS

Perseverance will land on Mars using the new Terrain Relative Navigation system, which allows the lander to avoid any large hazards in the landing zone.

"In past missions, the landing zone needed to be like a parking lot," totally clear of debris, said Andrew Johnson, the rover's manager of the guidance navigation control system. But in the case of Perseverance, "you can place it in craters, steep slopes, rock fields."

A sensor called the lander vision system takes pictures during the parachute descent stage. This matches up with the map provided by images taken from orbit, creating a guide that can identify craters, mountains and other landmarks.

The system provides safe target selection by using its map to rank landing sites for their safety. The lander can look for the safest place to land or even divert to a specific spot if it identifies a hazard. And all of the images collected during the landing stage will be sent to the team on Earth.

This system could later be used to land humans on the moon, as well as Mars.

This rover has MOXIE

Astronauts exploring Mars will need oxygen, but carting enough to sustain them on a spacecraft isn't viable.

Perseverance will carry an apparatus called MOXIE, or the Mars Oxygen In-Situ Resource Utilization Experiment, to convert Mars' plentiful carbon dioxide into the oxygen astronauts will need to breathe. Oxygen will also be needed for fuel.

With MOXIE, "you don't have to take an estimated 27 metric tons of oxygen to Mars" to get them home," said Mike Hecht, principal investigator for MOXIE at the Massachusetts Institute of Technology.

The small MOXIE experiment will switch on and convert carbon dioxide into oxygen for a couple of hours every month or two of the mission, using about a day's worth of energy on the rover. It will only produce about 10 grams of oxygen an hour -- enough for half of a person, Hecht said.

The MOXIE team will apply lessons learned for developing a larger and more powerful system for a manned mission.

"If a bunch of Mark Watneys are going to risk their lives, we better make sure it works," Hecht said, citing the main character in the novel "The Martian" by Andy Weir.

Monitoring weather and environment

Understanding the weather and environment on Mars will be crucial for determining the conditions astronauts will face.

That's why the rover has its own monitoring sytem. The Mars Environmental Dynamics Analyzer, called MEDA, is a suite of sensors on the rover to study weather science, dust and radiation, and how they change over Martian seasons.

The instrument will characterize the planet's environment beyond weather -- including variables like temperature, pressure and wind -- and gain a better understanding of solar radiation on the surface, according to Manuel de la Torre Juarez, deputy principal investigator for MEDA. The instrument was contributed by a team from the Center for Astrobiology in Madrid.

The temperature on Mars can vary by as much as 80 or 90 degrees between day and night. Understanding radiation from the surface will tell scientists how much the sun heats the air, which causes wind and temperature changes. They could also understand more about the water cycle of Mars.

Peeking beneath the surface

For the first time, a surface mission will include a ground-penetrating radar instrument called RIMFAX, or Radar Imager for Mars' Subsurface Experiment. It will be able to peek beneath the surface and study Martian geology, looking for rock, ice and boulder layers.

Scientists hope that RIMFAX will help them understand the geologic history of Jezero Crater, according to David Paige, principal investigator for the experiment at the University of California, Los Angeles.

In the future, RIMFAX, or a version of it, could be used by astronauts to find water beneath the surface.

"One of the most useful things we can find is ice below the surface," Paige said. "It would probably be included in future landers and rovers or airborne vehicles in searching for resources."

Together, the suite of instruments and experiments on Perseverance will add more pieces to complete the puzzle of Mars.

"Rover missions are designed as situation comedies with an ensemble cast," Paige said. "Each member has a specific role that contributes to the overall science and addresses a certain subset of questions. Our main goal is, 'Thank goodness we brought a RIMFAX with us.'"

Before the COVID-19 epidemic, Density was being used by companies like TechCrunchs parent company, Verizon, to see how it could better use office space after the Yahoo!/Aol merger. Now, thanks to the COVID-19 epidemic, everyone wants the companys technology to track building and room occupancy and use.

Its one reason why the company managed to raise $51 million in a new round of funding led by Kleiner Perkins with participation from previous investors like Dick Costolos 01 Advisors and the Los Angeles-based investment firm, Upfront Ventures.

The primary driver [for demand] has been being able to reopen buildings safely and to do so without invading privacy, says Density chief executive Andrew Farah.

And while the company started out as a service for data-loving tech companies, retail stores and coffee chains, it has now become a ubiquitous technology needed for every business with shared space, said Farah. That means fulfillment centers, grocery stores, warehouses and meat processing plants, in addition to something like TechCrunch headquarters.

What will the company do with all that money? Spend it on sales, marketing and actually getting the tech into customers buildings, according to Farah.

A lot of what were going to invest in is customer success, core infrastructure and growing our product and sales, said Farah. The first time our customers hear about us is when they get on a demo for a sales call.

New orders for the companys hardware and software service are pouring in, he said. And these orders range from $20,000 to $50,000 pilot projects to seven-figure, thousand-unit initial deployments. All of our customers end up tripling in size from their initial land, he said. Density charges a one-time fee of $895 for installation of its sensors and another $800 per-sensor per-year for access to the data.

Density works through both channel partners and direct sales, according to Farah, and the urgency of its potential customers has led to the massive uptick in funding.

A lot of customers are trying to solve a problem that they had last week. Theres a sense of urgency from real estate and safety teams that we havent seen before, said Farah.

Behind all of this is the demand from employees for safe, socially distanced public workspaces as the country continues to battle the COVID-19 epidemic that continues to ravage the U.S.

And while COVID-19 may be todays main selling point, investors like Upfront Ventures Mark Suster saw the value in Densitys technology much earlier. The investment thesis for me combines my belief in computer vision as a next-gen I/O (3) along with my thesis that The Innovators Dilemma or Deflationary Economics drive all of the largest success on the Internet (4). Todays people tracking solutions are hugely expensive and mostly used in retail environments, Suster wrote in a blog post announcing Upfronts initial investment in the company, back in 2016. The costs have greatly limited adoption and we think thats about to change in a massive way.

At Kleiner Perkins, the latest firm to back Densitys computer vision-based technology, the investment was a year-long process.

I had heard through the grapevine that they were going to talk to investors, said Ilya Fushman, a new director at the company and one of Kleiner Perkins partners, who had first begun speaking with Farah about a year ago.

Fushman said that Kleiner was interested in the real estate market, and its commitment to Density falls in line with another recent investment in Proxy, a startup providing cardless and fobless building access controls.

If you look for market sizing, which we do, there are few markets that are as big as real estate, Fushman said. Its also a market thats historically been under-penetrated by technology. A lot of building management is done on pen and paper when it comes to space utilization.

Both access control and utilization have been areas that more companies need to get a handle on thanks to the COVID-19 epidemic, which made backing a company like Density a natural fit, he said.

Nasa moon mission asks US universities to develop technology – The Guardian

Nasa has asked American universities to propose new technologies that will help the space agency conduct sustainable exploration of the moon. Successful applicants will receive up to $2m (1.5m) from the newly inaugurated lunar surface technology research (Lustr) opportunity to rapidly develop technology in two key areas: finding and extracting water from the lunar soil or regolith, and developing power systems that will maintain technology through the long lunar nights.

Both are necessary for astronauts to stay on the moon for long periods. The water is essential for life support and can be split into hydrogen and oxygen for use as rocket fuel. Each lunar night is equivalent to 14 Earthdays and so reliable batteries will be needed, along with power distribution and control systems that can work well in the moons harsh radiation environment. Such power systems will also be needed to extract the water, much of which is thought to exist in permanently shadowed craters near the moons south pole.

Although the first human landings are scheduled for 2024, this will be only a short stay. Sustainable lunar exploration is not expected to begin until 2028. Lustr applications must be received by 12 August.

In preparation for a remote start to the 2020-21 school year, Spring ISD officials will host informational sessions in both English in Spanish to allow parents and guardians to learn more about the technology and programs that students will be using. (Courtesy Fotolia)

As previously reported by Community Impact Newspaper, Spring ISD's 2020-21 school year will begin remotely Aug. 17 until at least Sept. 11. According to a district news release, each of the 45-minute sessions will allow participants to learn more about Schoology, the district's learning management system, which all students will be using this year to access classes and assignments.

Additionally, district officials will also show participants how to log into the mySpringISD portal to access the Home Access Center, where parents and guardians can track their student's grades, attendance and report cards.

"Whether your student will be learning remotely for the entire school year or coming back on campus for in-person instruction when it's safe to do so, they'll be using Schoology and the Home Access Center. So now is the time to familiarize yourself with these resources," the release reads.

STEVENS POINT The University of Wisconsin-Stevens Point is offering additional help to meet academic challenges resulting from the coronavirus pandemic to new admitted students during the fall semester.

Through the federal Coronavirus Aid, Relief and Economic Security, CARES, Act, first-year and transfer students will each receive a $275 grant to support technology needs. Nearly $400,000 in grants has been allocated to 1,452 students so far and will be disbursed during the second week of the fall semester, according to UWSP. The Office of Financial Aid and Scholarships will continue awarding these grants to any newly eligible students weekly through the tenth day of fall semester.

To be eligible, students must complete the Free Application for Federal Student Aid. The 2020-2021FAFSAcan still be completed. For assistance, contact the Office of Financial Aid and Scholarships at 715-347-4771.

The role of supply chain technology in driving post-merger success – The 21st Century Supply Chain – Perspectives on Innovative

Mergers and acquisitions are often viewed as good business strategy, and yet according to the Harvard Business Review between 70 percent and 90 percent of acquisitions fail. While there are many reasons for these failures, the complexity of post-merger integration is often a contributing factor.

In todays volatile global economic environment, facing severe disruption from trade conflicts and the effects of the ongoing global pandemic, managing supply chain integration is more important than ever. Developing a blueprint for integrating supply chain management processes and systems is critical for preparing for post-merger integration.

In a recent webinar, sponsored by Kinaxis, Robert Kugel, SVP and Research Director at Ventana Research, discussed the key role that supply chain technology plays in driving post-merger success. Joining Robert was Gerry Hanrahan, Senior Director of Supply Chain Process & Technology for Extreme Networks. Gerry has had significant experience in managing M&A integration strategy for global supply chains and during the webinar he shared the insights hes gained from leading several post-merger integration projects.

As Robert notes, the right supply chain technology is essential for post-merger success for several reasons, including mediating trade-offs, aligning planning models and standardizing processes.

It also helps to reconcile the often conflicting priorities that occur across organizational silos when companies merge: while manufacturing wants long production runs, sales needs product availability and finance wants to minimize working capital. In the absence of a technology solution, these groups tend to work towards optimizing their own key performance metrics, an approach that usually produces sub-optimal results.

Robert highlights the importance of Sales & Operations Planning (S&OP) in particular in post-merger integration, as its designed to break down these silos by synchronizing and optimizing operational, financial and supply chain plans.

Supply chain management is often the source of value in M&A transactions because theres significant room for improvement in the way most companies handle sales and operations planning. A Ventana research study found that only 26 percent of companies believe they manage S&OP processes well or very well, while another 22 percent said they manage theirs poorly. For these companies, especially, supply chain management and S&OP are there to help orchestrate the post-merger chaos and create value. The most common sources of value creation include strategic sourcing, logistics, contracting, bundling and product rationalization.

As Robert notes, the importance of having accurate, timely and consistent data in a post-merger context cant be overstated. Ventana research shows that in dealing with all kinds of analytics, two-thirds of companies spend the bulk of their time in data preparation and error checking before they can even begin doing anything useful with their data.

Data integrity must be maintained in any supply chain-driven process and spreadsheets are simply not up to the task. Thats why a single global platform for S&OP is so important. Instead of the single point of failure that you get with spreadsheets, an S&OP platform provides a global view of real-time data, supports a unified management approach, and can successfully co-exist with disparate enterprise systems, such as multiple ERPs, CRM, and demand planning. In his role at Extreme Networks, Gerry Hanrahan has led several post-merger supply chain integrations. Over the course of these projects, he has learned an enormous amount about what works and what doesnt. These included a lack of integration, an inability to scale, a reliance on a cascaded approach built in Excel, and a lack of data sharing across organizational silos.

To address these and other challenges, the company realized it needed to put in place a solid foundation that would help them complete additional integrations in the future. A team was set up to conduct a technology assessment in which they would leverage the experience of a number of their acquisitions. One of these acquisitions, Avaya, had been a 7-year customer of the Kinaxis platform. The assessment team had an opportunity to speak with the users of the system and really understand where they had come from and where they had gone to in terms of their operational metrics and the overall benefits that the platform provided.

The new Safari Technology Preview update is available for macOS Catalina and macOS Big Sur, the newest version of the Mac operating system that's set to be released this fall.

Plano, TX (KTVT) Its a new technology that could drastically speed up the detection and treatment of patients with COVID-19.

A member of the team who developed it is a teenager from Plano.

Sixteen-year-old Moksh Nirvaan has passion for artificial intelligence that led to a brainstorming session with a team of doctors.

It has resulted in whats called COVID Scan AI.

It is technology that uses artificial intelligence to read X-rays of possible COVID-19 patients faster than humans and does it non-stop.

It helps avoid delays that can waste valuable time when Nirvaan says patients could instead be getting treatment.

Nirvaan says the technology already has a 95% accuracy rate detecting whether a patient has COVID-19-related pneumonia.

The software recently placed in a Facebook competition and Nirvaan is looking to offer it to hospitals and clinics.

We are actually very excited about it currently. We are working to get this out and clinically validated, get it out to clinics and hospitals all over the world, said Nirvaan. I hope that it can be a really big breakthrough and in the sense that it can save lives.

Nirvaan was a student at Clark High School, but he already has college credit hours two years ahead of most kids his age and plans to pursue a career pioneering uses for artificial intelligence.
