Liberty tops county for new single-family home growth

LIBERTY TWP.

A local township continues to grow in new home construction, a trend that experts say helps the Butler County and its residents as a whole.

Last year Liberty Twp. led the way in Butler County for new single family home permits. There were 294 permits issued last year, up 15 percent from the year before.

That rate outpaced the next largest issuers of such permits, West Chester Twp. and Fairfield Twp., both of which issued 68 in 2014, a relative plateau compared to 2013.

Theres just a lot of momentum from that part of the region, particularly with the new commercial development going in there, theyre going to need more rooftops to be able to support the businesses that are going to be locating there, said Dan Dressman, executive director for the Home Builders Association of Greater Cincinnati.

One key factor helping Liberty is it still has land on which to build, Dressman said.

Future construction is dependent upon the area, he said.

I think the reason youre seeing the kind of growth youre seeing in Liberty Twp. is because most of Mason was hot a few years ago, but its almost built out now, Dressman said. People who might have had some interest in that particular area now are just moving a little further west.

Liberty is coming down from a true boom - 75 percent year-over-year increase in housing starts between 2012 and 2013. But between another year-over-year gain and Liberty Twp.s new Carriage Hill development hosting Homearama in 2013 and 2014, there are clear signs of economic strength, Dressman said.

One factor expected to contribute to the townships momentum is the $160 million expansion of Cincinnati Childrens Liberty Campus, Dressman said.

The planned opening this fall of the $350 million Liberty Center will see construction on more than 1 million-square-feet of retail and dining, residential and office space completed and leased.

But thats only the projects first phase.

Future phases of construction at the Liberty Twp. site could more than double the floor space thats now under construction, according to executives for the projects developer Steiner + Associates of Columbus.

The site is really planned for future growth, Beau Arnason, executive vice president in charge of asset management for Steiner, said.

Liberty Center is the name of the mixed use mega complex being built in Butler Countys Liberty Twp. Construction first started last year. Three anchor tenants Dillards department store, dinner-and-movie theater CineBistro and Dicks Sporting Goods have been announced along with AC Hotels by Marriott.

Estimates are for Liberty Centers retailers, restaurants and other businesses to create approximately 3,500 new jobs in Butler County by 2018, according to Liberty Twp. Economic Development Director Caroline McKinney.

Additionally, Liberty Twp. Trustees Tom Farrell and David Kern said the centers opening will double the number of businesses operating in this fast-growing northern Cincinnati township from approximately 250 to 500 in one fell swoop.

While the first phase encompasses approximately 65 acres, Steiner owns another 35 acres of land for future expansion at the site, located at the crossroads of Liberty Way, Ohio 129 and Interstate 75 in eastern Butler County. In total, Steiner has local government planning approval to build over 2.5 million-square-feet, Justin Leyda, senior development executive for Steiner, said.

Yaromir Steiner, founder and chief executive officer of Steiner + Associates, has previously told Journal-News that the first phase of Liberty Center is already being built bigger than the companys prior developments were when they opened, including The Greene Town Center in Beavercreek and Easton Town Center in the Columbus area. Hes referred to Liberty Center as Steiners town center version 2.0.

Adele has offered 5.2 million to buy an oceanfront home in Malibu, California.

The London-born hitmaker is determined to get her hands on the impressive property, which features an infinity pool and Jacuzzi overlooking the ocean, as well as three massive bedrooms and bathrooms.

What's more, the desirable abode includes a temperature-controlled wine room, gourmet kitchen and a luxury outdoor barbecue, with one estate agent describing it as an "entertainment oasis".

The estate agent told the Daily Star newspaper: "I think what truly blew her away was the panoramic ocean view from the stone deck outside. It's like being in your own private luxury resort."

The 'Someone Like You' hitmaker doesn't intend to move to Malibu full-time but is blown away by the property.

According to a friend, Adele, her partner Simon Konecki, 40, and their two-year-old son Angelo will escape there during the cold winter months in the UK.

The friend added: "Adele is thrilled to have found a place that she, Simon and Angelo can enjoy as a family as well as being able to work and entertain there.

"She told me she thought it was a little slice of heaven on earth."
