Additives, such as detergents, are critical to maintaining performance and fuel economy in modern engines. Standards agencies around the world set the guidelines for the minimum level of additive that all fuels must meet; however, research shows that the current rules are not sufficient for use in modern vehicles. This creates a challenge for fuel retailers looking to increase the level of additives in fuels sold at their stores. Many of them do not have access to terminals or struggle to service remote areas. As offer on another Las Vegas site, have setback in Oakland – Las Vegas Review-Journal

Oakland Athletics president Dave Kaval said Wednesday the team put in an offer on a fifth plot of land in Las Vegas that could be the site of a Major League Baseball stadium.

The offer comes after the As received an unexpected blow in their attempt to build in new baseball stadium in Oakland.

The Seaport Planning Advisory Committee on Wednesday did not recommend ending the maritime use of Howard Terminal, a necessary step for the As to proceed with plans for $12 billion waterfront development. The project would be centered around a $1 billion ballpark.

All the sites of interest in Las Vegas are located in or near the Resort Corridor, with some involving joint-venture partnerships. Others would entail the As buying the land outright.

We have a couple of options in both camps and were trying to get to a final decision on one as soon as we can, Kaval said. We have a couple of options that are east of the (Interstate 15) and a couple of options that are west of the 15.

I think theres some benefits to being similar to the Raiders setup. Where youre still in the Resort Corridor, but it makes it a little easier for locals to get to. But there are also really exciting opportunities to be right on the Strip. Thats kind of a Hallmark location.

Kaval wouldnt identify any of the five sites, citing confidentiality agreements with the land owners. But he did cross a couple previously mentioned sites off the list.

Off the table are the UNLV-owned plot of land on Tropicana Avenue just east of the Strip and land owned by Wynn Resorts on Las Vegas Boulevard.

As officials are now reviewing each site and weighing the pros and cons of each.

One of the key factors as we finalize this site is the timing, Kaval said. Sites that have already been thoughtfully designed and/or planned for, have a leg up.

Some of the other options may require demolition or other things that are going to require longer. You have to weigh that, because that could be another year before you can open.

Setback in Oakland

The Seaport Planning Advisory Committees recommendation about Howard Terminal is not the final say on the matter. The San Francisco Bay Conservation and Development Commission has that authority. The commission will consider the committees decision whenever it votes on the proposed project and land use.

That vote could come at the committees June 2 meeting, where a required two-thirds vote is needed to allow for the project to remain alive.

The larger body is statutorily required to vote yes or no by July 7, Kaval said. If they voted no on July 7, the entire project would be dead.

Kaval compared the recommendation to the college football season, where every loss counts.

You get an early season loss and then you just cant lose anything else, Kaval said. We kind of have to run the table in Oakland for it to work. When you have a setback like this, it is pretty difficult.

Aside from the port approval, the As still also need to come to a binding agreement on a term sheet for the project with the Oakland City Council. The two sides remain apart on several key issues of the term sheet approved by the city last July. Those items are affordable housing, community benefits and infrastructure funding.

The ball is in the citys court, Kaval said. Were still waiting to get documents from them. All the way back to when they voted on that term sheet last summer, they never actually sent us a definitive set of documents of what that even meant.

With the lockout over and some notable player transactions out of the way, Kaval said he and other As executives plan to return to Southern Nevada in the near future.

Its important for people to understand that effort is still underway (in Las Vegas) and a lot of energy is still being put forth, Kaval said.

Esthers Kitchen heading to new location – Las Vegas Review-Journal

James Trees creative take on Italian cuisine has made Esthers Kitchen one of the most lauded independent restaurants in Southern Nevada ever since it opened in 2018. And a busy one, to boot.

So busy, in fact, that the popular Arts District destination is moving from its Casino Center Boulevard location into a larger space just half a block away on Main Street. The new location is 1131 S. Main St.

Were really excited about this. Yes, Esthers is going to be moving into the Retro Vegas building, said Eric Gladstone, spokesman for the restaurant.

The gentlemen who owned Retro Vegas are retiring, and James has been friendly with his neighbors for a long time, Gladstone said, alluding to Retro Vegas longtime presence in the area. Its a favorite of collectors of mid-century modern furniture and kitsch from across Las Vegas and for visitors from around the globe alike.

Its a really incredible building, and were going to try and stay as authentic to the building as it exists now, he said Tuesday. Nothings getting knocked down; we like that building.

Gladstone notes that the Retro Vegas plot has a courtyard that will be central to the new restaurant layout, and that Esthers needs space that its current space doesnt offer.

Its really going to expand Esthers Kitchen into a world-class restaurant, said Gladstone, noting that the location-to-come will offer room for attractions like pasta-making stations and live-fire cooking.

Its going to allow James and the whole team to do everything that they want to do, he said. Esthers has become so popular its bursting at the seams.

And what about the current Esthers Kitchen location? Gladstone says Trees plans to transform it into a French restaurant called LAristocrat.

But theres no need to worry that there will be a break in Esthers Kitchen service anytime soon. Construction will take place through the rest of this year with an expected 2023 opening.

Anthony Averett signs one-year deal with Las Vegas Raiders – Baltimore Beatdown

Former Baltimore Ravens cornerback Anthony Averett has signed a one-year deal worth $4.5 million with the Las Vegas Raiders, according to The Athletics Jeffe Howe.

Averett landed a smaller deal than many expected after seemingly pricing his way out of Baltimore with a solid season in 2021. Following the season-ending ACL injury to All-Pro cornerback Marcus Peters before the start of the season, Averett stepped into the starting role opposite of fellow Alabama cornerback Marlon Humphrey. This was an opportunity he had been waiting patiently for over the previous three seasons of his NFL career.

Selected with the No. 118 overall pick in the fourth round of the 2018 NFL Draft, Averett was a part of the now-infamous final draft of longtime General Manager Ozzie Newsome. According to Pro Football Reference, Averett allowed 56 completions on 101 targets for 768 yards and three touchdowns in his first season as a full-time starter, while also leading Baltimores defense in interceptions with three on the year.

Like countless other players on the team, especially at the cornerback position, Averetts season was cut short in 2021. During a Week 16 matchup with the Cincinnati Bengals, Averett was carted off with what was later revealed to be a fractured rib.

With Averett departing in free agency and the release of Tavon Young, the Ravens have work to do at the cornerback position. Humphrey and Peters are both returning from season-ending injuries and second-year safety Brandon Stephens could potentially see time in the slot this season, but Baltimore lacks dependable depth behind them.

Cornerback Chris Westry is also a free agent after the Ravens declined to tender him. The Ravens have the option of adding an impact player at the position with the No. 14 overall pick in the upcoming draft.

Brad Paisley has much to celebrate lately. The country singer just his notched his 25th No. 1 hit with Freedom Was a Highway with Jimmie Allen and earned a CMT Music Awards nomination for its video, wrapped his hysterical run of acoustic shows at The Wynns Encore Theater in Las Vegas and marked his 19th wedding anniversary to wife actress Kimberly Williams-Paisley.

Happy Anniversary to this kind, beautiful, and patient being. This is the way. #myjedi #someonewenttogalaxysedgeyesterday, Paisley posted Tuesday with a photo of the pair in full Star Wars costumes.

His wifes tribute, a sweet photo of them from early in their relationship, was more romantic but just slightly.

19 years! Spell check just changed happy anniversary somehow to a hoot and it fits. Honey, youre a hoot. I love you @bradpaisley , she wrote.

At least she didnt call him dear. Paisley unveiled a new comedic song in Las Vegas over the weekend that includes the lyrics, Dear is the same as dumbass. The audience roared with laughter over the song that is about decoding what women really mean. It was far from the only laughs of the night.

Paisley walked on stage at The Wynns Encore Theater with just his acoustic guitar and told fans, You bought me and that he would play anything they wanted to hear. He opened the set with Ticks prompting a sing-along and followed up with Celebrity, and Then before he made up a new drinking game. The singer admitted he might be a little out of practice and told people to take a drink when he messed up lyrics.

He changed the lyrics in American Saturday Night in tribute to Ukraine, singing: Theres a Ukrainian flag hanging behind the bar.

The audience erupted in cheers.

Over the course of the night, Paisley joked with the audience, told stories posed for pictures and sang plenty of hit songs. He also worked in Old Alabama, Im Still a Guy, He Didnt Have to Be, Letter to Me and what he called a directors cut of Shes Everything.

Shes a yellow pair of running shoes, a holey pair of jeans, she looks great in cheap sunglasses, shes a passive-aggressive little thing, Paisley quipped in the new version as the audience cackled. Shes, I want of piece of chocolate, damn it. She snores like a train.

He also shared other unrecorded comedic songs. Fans who have seen Paisley before might be familiar with this romantic comedy First Cousin, but Manstruation and What Happens in Vegas are both new.

From then through the end of 2021, Wendys breakfast grew from zero to 8% of its total sales, which Jimmy Bennett, vice president of media and social for Wendys, attributes in part to the partnership with the Adult Swim show.

The content on air that [Adult Swim] did for usWendy's food animated into a scene with Rick and Mortyestablished a foundation for us to build upon, Bennett told Ad Age. Everything that we did with Rick and Morty put forth enough motivation, enough incentive where it drove consumers into, Hey, I gotta try this breakfast for myself.

We're always looking to do stuff that's unexpected, that leaves consumers saying that they want more and saying what's next, added Bennett. The team at Adult Swim is "willing to get weird with us and to recognize that we have some fans and some consumers with such high expectations. We're in a position to deliver on that, so let's keep going and let's find bigger and better ways to show up out in the world.

Here Are the 2022 James Beard Award Finalists from Las Vegas – Eater Vegas

The James Beard Foundation announced today the list of finalists for its 2022 awards: Jamie Tran, the chef and owner of Black Sheep, which opened in 2017, is nominated in the category of Best Chef: Southwest. Tran is known for her locally-sourced Vietnamese food and for her successful run on Top Chef: Portland. Eater recognized her in 2017 as the Eater Chef of the Year, and recognized the Black Sheep as the Restaurant of the Year.

Tran was one of three Vegas chefs to be highlighted on the list of semifinalists, which came out on February 23. Gina Marinelli, chef of La Strega and Harlo, and Hongrui Xin, of Big Dan Shanxi Taste were both included in the initial list. The winners will be announced at the foundations ceremony in Chicago on June 13th.

Martin Yan, who announced earlier this year that hes planning a restaurant in the newly rebranded Horseshoe Casino, was also highlighted this year as the winner of the 2022 James Beard Lifetime Achievement Award, as a person in the industry whose lifetime body of work has had a positive and long-lasting impact on the way we eat, cook, and think about food in America. Yans long career as a cookbook author and TV chef with his PBS show Yan Can Cook has helped bring Chinese and Asian cooking to a broader audience. Since its inception in 1978, episodes have been broadcast in 50 countries and earned him two James Beard Awards for television journalism and television cooking shows. His Vegas restaurant is expected to open in the third quarter of 2022.
